Let’s just say it out loud: For anything over $10 million in South Florida, Zillow is a fantasy novel disguised as a real estate portal.

Here’s the unfiltered truth nobody in the luxury space will tell you on camera.

  1. The photos are wrong That $29M Gables Estates listing you’re drooling over? Those interior shots are from 2021, before the owner gutted the kitchen and imported Italian marble that costs more per square foot than your car. Zillow still shows the old granite and the brass fixtures the seller ripped out two years ago. Buyers show up expecting one house and walk into another.
  2. The square footage is a lie Zillow pulls tax-roll data that hasn’t been updated since the 1990s. The 14,200 sq ft “mansion” on the water is actually 18,700 sq ft after the owner quietly added a second-floor gym and a 2,000 sq ft guest house the county never permitted. Or it’s 11,100 sq ft because the basement wine cellar doesn’t count. Either way, the number on Zillow is useless.
  3. The Zestimate is comedy Last month a client showed me a Zestimate of $24.8M on his Tahiti Beach house. Zillow’s algorithm has no idea the buyer paid an extra $4M just to keep the 1974 Chris-Craft boat that’s been in the lift since Carter was president.
  4. The “Make me move” price is fan fiction Half the $20M+ homes on Zillow are NOT FOR SALE. The owner clicked “Make me move” for $45M as a joke in 2018 and forgot about it. Agents call anyway. Neighbors see the sign. The owner gets mad. Nothing happens except drama.
  5. Once it’s on Zillow, it’s everywhere forever You list at $38M. It sits for 60 days. You drop to $34M. Now every buyer thinks you’re desperate. Even if you take it off, the internet never forgets. Redfin, Realtor., Trulia, StreetEasy, and 47 foreign portals still show the old price drops. Your house is permanently “discounted” in the eyes of every serious buyer.
  6. The buyers aren’t real 70 % of the inquiries on a $20M+ Zillow listing are:
  • Agents fishing for new clients
  • Tourists who want to see how the rich live
  • Crypto bros with $400k in the bank who think “pre-approval” is a filter setting The real buyers—the ones wiring $30M from the Cayman Islands—never open Zillow. Ever.
  1. The final insult Zillow owns the lead. They sell your $38M listing inquiry to four different agents who now spam you for the next five years. Congratulations, your legacy estate just became a lead-gen product.

I haven’t listed a single property on Zillow in 18 years. Not one. Every house I’ve sold, faster, and quieter than anything you’ll ever find scrolling at 2 AM.

If your house is worth enough to be on Zillow, it’s worth enough to never appear there.
